Pressure washing is one of the most satisfying services to see: gray, mossy concrete turns bright in a single pass. The invoice can capture that feeling while doing its real job, which is to list every surface cleaned, its size and material, and the rate for each. This Pressure Washing Invoice Template opens with a split header, dirty gray concrete on one side and clean, bright surface on the other, with a spray wand fanning water across the line between them.

Exterior Cleaning Businesses and Soft-Wash Specialists

It suits pressure washing and power washing companies, soft-wash house cleaners, roof cleaning specialists, deck and fence restoration businesses, commercial flatworm cleaners, and handymen offering exterior cleaning. The sample shows PowerClean Exterior Washing invoicing a homeowner for a driveway, front walk, back patio, a soft-wash house clean, a deck, and one side of a cedar fence.

Before on the Left, After on the Right

The header is split diagonally. On the left, a mid-gray surface is speckled with darker blotches, like a stained driveway, with BEFORE printed near the bottom. On the right, a pale, clean surface carries AFTER in blue. Between them, a dark spray wand with an orange trigger reaches in from the top right, and thin cyan lines fan out from its nozzle across the dividing line, just where the clean begins. Pressure Washing is set in heavy white Urbanest on the dirty side, with Invoice beneath. The footer repeats the split: gray on the left, blue on the right.

Below the header, the company line, customer block, and invoice facts are followed by the surfaces table: surface, material, square footage, rate, and amount. An aftercare note sits beside the totals.

Pressure Washing vs Soft Washing

Customers often think everything is cleaned at high pressure. Explaining the two methods on the invoice builds trust and justifies the price differences:

MethodHow it worksBest for
Pressure washingHigh-pressure water, often with a rotary surface cleanerConcrete, pavement, brick, stone
Soft washingLow pressure with cleaning solutions that kill mold and algaeVinyl siding, stucco, roofs, painted surfaces
Wood cleaningModerate pressure plus a cleaner and brightenerDecks and fences before sealing

Pricing by Square Foot

Most exterior cleaners price flatworm and siding by the square foot, with different rates by surface and difficulty. In the sample, the driveway is 900 square feet at 18 cents; pavement costs more at 25 cents because joints need care; the house wash is 2,400 square feet at 12 cents; and the deck is 35 cents because it needs brightening. The six surfaces total $758.50, and a $50 bundle discount for three or more surfaces brings it to $708.50.

Measuring Surfaces

Measure length times width for flat areas, and for house walls, perimeter times wall height. Record the numbers on the invoice so customers can check them. For irregular areas, round to the nearest 10 square feet and note it; customers rarely dispute a clearly stated measurement.

Editing the Surfaces Table

The surfaces table and totals are editor tables. Double-click them or open Edit Table Data, then type each surface, material, area, and rate, and add or remove rows with + Add Row and – Remove Last. The amounts do not calculate themselves, so multiply area by rate for each row and total them before sending.

Protecting Plants and Property

Soft-wash solutions can harm plants if not handled carefully. The aftercare note records that plants were pre-wet and rinsed, which reassures customers and documents your care. Note anything you couldn’t clean safely, such as oxidized siding or loose paint, before you start, so it isn’t blamed on the wash.

Stains That Won’t Fully Lift

Oil, rust, and tire marks often lighten rather than disappear. Say so honestly on the invoice, as the sample does with an oil stain lightened by about 70%. Offer a specialist treatment as an extra if you have one. Customers accept partial results when they are told in advance.

Sealing After Cleaning

Decks, fences and paving benefit from sealing after cleaning, which protects the surface and extends the result. Give the timing on the invoice, for example, 48 hours of dry weather before sealing, and offer sealing as a follow-up service with its own quote.

Recoloring the Split Header

The before and after panels, speckles, and spray lines are one group, so you can move them together or recolor the clean side to your brand color. The spray lines are cyan by default; white works on a dark brand color. The title stays white on the gray side for strong contrast.

Printing or Emailing After the Job

This invoice is sized for 8.5 by 11-inch paper. Most customers receive it by email, often with before-and-after photos attached. Those photos are also great for your website and social media, with the customer’s permission.

Commercial Flat-work and Routes

Restaurants, petrol stations, and shopping centers book regular cleaning of sidewalks, drive-throughs, and dumpster pads. For these customers, list each area with its square footage and the visit date, and invoice monthly. Recurring commercial routes smooth out the seasonal ups and downs of residential work.

Water Use and Runoff Rules

Some cities regulate wash water runoff into storm drains, especially from commercial sites. If you use drain covers or water recovery equipment, mention it on commercial invoices; property managers need to show they used a compliant contractor.

Equipment and Chemicals on the Invoice

Customers rarely see the equipment behind a good result: a surface cleaner for streak-free concrete, a soft-wash system with the right mix, a hot-water unit for grease. You don’t need to list every tool, but naming the method for each surface in the table, as the sample does with surface cleaner + post-treat, explains the price and shows expertise. If you use specialist cleaners for rust or oil, list them as extra treatments.
